Signs your water heater is failing

  • No hot water

The water never gets hot, or the pilot or burner won't stay lit.

  • Runs out too fast

Showers turn cold sooner than they used to, often from sediment buildup or a failing element.

  • Leaking tank

Water around the base of the tank is a warning sign. A leaking tank itself can't be repaired.

  • Rusty or smelly water

Discolored hot water or a rotten-egg smell can point to a worn anode rod or corrosion.

  • Popping or rumbling

Sediment at the bottom of the tank makes noise and makes the heater work harder.

Tank or tankless: choosing the right water heater

Both work well. The right one depends on your household, your space and what you're replacing.

Why water heaters fail

Sediment from hard water settles in the bottom of the tank, insulates the burner from the water and slowly cooks the tank. Anode rods wear out and stop protecting the steel. On gas units, thermocouples, flame sensors and venting problems are common; on electric units, elements and thermostats fail.

Many of those parts can be repaired. A leaking tank cannot, and that's usually when replacement becomes the only option.

Tank vs. tankless

A tank water heater keeps a supply ready to go and costs less up front. A tankless water heater heats water as you use it, so it doesn't run out, saves space and avoids heating water that just sits there. Tankless often needs gas line and venting changes, so installation is more involved.

If your home has a boiler, a combi unit that handles both heat and hot water may be worth considering too.

What to expect on the visit

We check gas or power supply, venting, controls and the tank itself, tell you whether a repair makes sense, and give you options if it doesn't. Replacements include hauling away the old unit and testing the new one before we leave.

What affects the cost

Cost depends on tank size or tankless capacity, gas or electric, venting and piping changes, and access to the space. Switching from a tank to tankless usually costs more to install than a like-for-like swap. You'll get a quote first.

Common questions

Don't see yours? Call and ask. A real person answers.

My water heater is leaking. What should I do?

Turn off the cold water supply to the heater and shut off the gas or the breaker, then call us. If the tank itself is leaking, it will need to be replaced.

How long do water heaters last?

Tank water heaters commonly last around 8 to 12 years, longer with regular flushing. Tankless units typically last longer with proper maintenance.

Is a tankless water heater worth it?

For many households, yes, especially if you run out of hot water or want the space back. We'll look at your usage and existing gas and venting before recommending one.

Do you repair water heaters you didn't install?

Yes. We repair all makes and models.

Why does my hot water run out so quickly?

Sediment buildup, a failed element or dip tube, or simply a tank too small for your household are the usual causes. We'll find which one it is before recommending a fix.
